Who Qualifies for EV Charging Rebates in BC?
Many apartment, condo, and townhouse complexes in British Columbia may qualify for EV charging rebates, but eligibility is not automatic. BC Hydro’s current multi-unit program generally applies to apartment, condominium, and townhouse properties with 5 or more units, intended for long-term residents, with dedicated resident parking. Detailed eligibility can also depend on building age, project type, and whether shared electrical infrastructure exists.
Basic eligibility most buildings should check first
Your building may qualify if it is:
- in British Columbia
- a condo, apartment, or townhouse-style multi-unit residential property
- 5 or more units
- intended for long-term residential occupancy
- equipped with dedicated resident parking that can be tied to the EV charging plan or installation path
Why some buildings qualify for one rebate but not another
This is where many stratas get tripped up. A building may qualify for the EV Ready Plan rebate but not yet be ready for the infrastructure rebate or the standalone charger rebate.
That is why looking only at the rebate amount is a mistake. The better question is: what stage is the building actually in?
Special Cases
Some bare land strata and shared-ownership situations may still qualify if the shared electrical infrastructure is clearly demonstrated in the planning documents. BC Hydro’s guide also includes special rules for townhouse complexes with multiple buildings.
What strata councils and managers should do next
If your building appears to fit the basic profile, the next step is not guessing. It is verifying:
- building type and unit count
- parking setup
- whether the project needs an EPR, EV Ready Plan, or both
- whether the intended rebate stage matches the building’s actual readiness
